We’re documenting each one as we go — the details, what we liked, what didn’t work and our honest overall reaction. Some of these will be ones we seriously considered, others were useful just for understanding the market and narrowing down what we actually want. Final Thoughts:
If we could wave a magic wand and create the perfect house, this one comes close for a new build. We love the modern style and the design and finishes in this house are spot on. The location of this house is also very central. Only drawback here is no sea view.

Located in a privileged enclave, at the foot of the Montgó Natural Park, this villa offers an exceptional combination of privacy, open views of the Mediterranean and proximity to the centre of Dénia. North facing plot.
The house is distributed over three floors and has atotal of 4 bedrooms and 4 bathrooms. One of the great added values of this villa is the refurbished guest flat located on the ground floor with its own bedroom, bathroom and kitchen.
The main rooms open to the outside, connecting with terraces from which you can enjoy unobstructed views of Dénia, the sea and the Montgó.
Pros:
- Could live entirely on main floor
- Could rent out bedroom & kitchen on lower floor
- Nice view of Mediterranean from main floor
- Great tile work outside and in outdoor kitchen
- Small rooftop deck with separate office/kitchen/bath
Cons:
- Need kitchen/LR/DR remodel, possibly baths
- Pool shaded part of the year by the Mongo shadow
- Heart shaped pool
- Needs some exterior work
- Needs fairly extensive landscaping work
Final Thoughts:
This house had great sea views and was in pretty good shape. It definitely needed some work and remodeling. While inside living was on one level, getting things up and down the outside stairs to the top room would be a chore. The lower level bedroom (apartment) would be great if you had visitors, but it was a bit dark, as it only had one window. The outside (other than the pool) would need a lot of rework on the landscaping. Overall, it was great to see but probably wouldn’t make the top of our list.

Just 850 meters from Las Rotas Beach you will find this elegant villa with views of the sea and the Montgó. This residence offers 350 m² built and 250 m² useful, distributed over two floors.
On the main floor, a spacious living-dining room with fireplace opens onto a covered terrace overlooking the sea. This level also houses 3 bedrooms and 2 bathrooms. There’s a living room/office you can access on the lower level with a guest flat with 1 bedroom, bathroom and a kitchen. The ground floor also has a second independent flat with private entrance, living-dining room with kitchenette, bedroom and bathroom.
The exterior has a Mediterranean garden with automatic irrigation, large terraces with sea views and a private heated pool of 10×5 m surrounded by vegetation.
Pros:
- Definitely needed some remodeling, but was well maintained
- Could rent out bedroom & kitchen on lower floor
- Nice outdoor kitchen and sea views from the house and pool
- Great tile work, heated pool, outdoor shower
- Lots of nice sitting areas outside around the home
- Carport, Garage and lots of parking
Cons:
- Needs kitchen and bath remodels
- Needs moderate landscaping work
- Larger house than what we’d need
- Lacked solar power
Final Thoughts:
This house definitely had a lot going for it. It had been really well maintained and the current owner’s family originally built the home. It definitely needed some updating, which for as big of as a home as it was, would definitely be relatively expensive. It had an absolutely huge lot that was well laid out and great views from the house and all over the property. Plus the pool was heated and lots of outdoor entertaining space. It’s just way more house than we need, but will make someone a great home.

The house has a total of 6 bedrooms and 5 bathrooms, 2 spacious living rooms and 2 fully equipped kitchens, one on each floor. This layout provides allows each level to operate autonomously if desired. The two independent entrances from the street reinforce this flexibility.
Marble floors, handcrafted plaster mouldings and hand-forged access doors reflect exceptional attention to detail. The main rooms open to the outside, integrating the views and the garden into the house.
Complementary spaces include a wine cellar, storage room and storage areas. Security is covered with an armored door, video surveillance system and alarm. Automatic blinds provide comfort and light control.
Pros:
- House is definitely newer and modifications would be minimal
- Rooms much larger than normal Spanish homes and very open layout
- Heated pool and separate sauna building with bathroom outside
- High level of finish throughout
- Underpriced – instant equity
- Super large corner lot – great neighborhood
Cons:
- Larger house than what we need
- Needs moderate landscaping work
- Outside of our budget
- Lacked solar panels
- Needs completion of patio area around pool
Final Thoughts:
This house was huge. Way more space than we would ever need. Great thing was it was move in ready and way under market price. Marble floors everywhere, outdoor sauna casita, huge pool, great views and big room sizes. Plus a wine cellar! It might be a little over the top in terms of design embellishments, but that’s an easy fix. You also can’t beat the neighborhood and location. Since this neighborhood was newer, it had wide streets, sidewalks and street lights which are a rarity in both Denia and Javea. This house won’t last long and will be a great home for a family who wants lots of space.

The property has been renovated and features a main living area, three bedrooms and two bathrooms. The entire upper floor is dedicated to the master suite with a large private terrace and en-suite bathroom. The open living room features a wood-burning fireplace. The kitchen is equipped with high-end Bosch appliances with access to a large utility room. Additionally, there is an office on the main level.
A few meters from the main house is a separate casita with a bedroom, and en-suite bathroom. Outside there are several terraces designed for enjoyment and relaxation. There is also a large rooftop terrace on the main house. Outdoor irrigation water currently comes from a private well located on the plot with the possibility of connecting to the public supply.
Pros:
- Super large, very flat plot
- Perfect contemporary style for us
- Lot of outdoor space and a rooftop patio
- Possible place for semi-significant wine storage
- Totally separate casita for visiting guests
- No other future neighbors due to agricultural classification
Cons:
- Minor things to finish from renovation
- Build out of outdoor kitchen
- No covered parking for cars, although home is gated
- Additional landscaping needed for some areas
- No solar panels
Final Thoughts:
This house had a ton of things going for it. Recently renovated in a style we like, just the right amount of space, flat plot, separate casita for guests and never having to worry about anyone building close by. The plot was huge. Way much more land than what we need and the space is constrained by zoning laws so we’d never be able to add anything else to the land. Would need some work to develop the outdoor kitchen and a bit more landscaping, but it would allow us to put our stamp on it. Plus, none of that would have to be done immediately. Only big thing against it is no sea view for that price range of home.

Distributed over 2 floors the first floor has a kitchen/living/dining area with bright open-plan layout, high ceilings and expansive double-glazed windows facing south with lots of natural light. It has a contemporary kitchen with lots of storage which flows seamlessly into the living and dining areas, extending out to the terraces for effortless indoor-outdoor living. There’s also a first floor bedroom, an office area and a second bedroom, too.
Internal stairs lead to the second floor master suite featuring a large dressing room, panoramic valley views and access to a bathroom shared with “Jack and Jill” another bedroom that could be turned into an office. Underfloor heating and solar panels provide year-round efficiency. All windows are Guardian Sun windows for thermal efficiency, security and sound insulation. The home is “A” rated for energy efficiency.
Outdoor spaces include a private swimming pool, a lovely garden with lemon, avocado and orange trees. It has a small covered outdoor kitchen, as well as a true laundry room that exits out to the back patio. Entry to the property is via an electric gate into a large parking area and single garage with plenty of storage.
Pros:
- Recently renovated
- Solar power and “A” energy efficiency rating
- Great views of the valley and south facing
- Well landscaped including fruit trees
- Neighborhood had wide streets, sidewalks and lighting
- Nice kitchen layout with plenty of storage & separate laundry
- Steps from National Park
Cons:
- Pool was more of a lap pool with more shaded areas than sun
- Even though renovated, did require a bit of minor updating
- Outdoor kitchen would need to be renovated and updated
- Jack n Jill bathroom a bit small for Master Bedroom
- No large patio area – broken up into smaller areas
- Septic system vs city sewer
Final Thoughts:
This was a great house. Checked a lot of boxes. Nice wide streets, easy access to town as well as the highway to Valencia and Alicante. Steps from the National Park, plus a convenience store and a restaurants nearby. House was well taken care of, had solar and a decent layout. Would need to do a small bit of renovating, but minor. Outdoor kitchen area and patio would need some attention, but nothing that couldn’t be done quickly. Underfloor heating throughout and a true laundry room was great. Also the views across the valley were very nice, just wish we could have seen them at night. Again, no sea view was the major drawback.

It has several covered and uncovered terraces. It is an open plan design incorporating the dining room and kitchen area. Large patio doors surround the living area allowing for amazing views of the Montgo mountain and the Mediterranean sea. It has a large wrap around balcony on the ground floor.
Pros:
- Quiet location
- Solar power
- Underbuild area great for wine storage
- Open floor plan
- Long driveway and nice sized plot
- Wrap around terrace on first and second floor
- Window shutters everywhere
Cons:
- Way too large for what we need
- Would need some minor renovation in kitchen and baths
- No garage, although carport would hold 3-4 cars
- Jack n Jill bathroom a bit small for Master Bedroom
- Lots and lots of tile around pool – need some rework on landscape
- Didn’t quite seem our style in general
Final Thoughts:
Such a huge house. This has been used as a rental, which is understandable given 7 bedrooms and just the size. While it had a sea view, it was minimal. The outdoor terraces are what really set this house apart. Almost every room on the front or side of the house had outdoor access. It was also nice this was a fairly flat plot at the end of a cul de sac. There were some things that needed some attention inside, but it wouldn’t take a lot of time or effort. It also had quite a bit of storage both inside and out. While it was nice to have so much entertaining area around the pool, it was such a mass of tile that we’d have to figure out a bit of landscaping changes to “soften it up” instead of having so much hardscape. For a large family, this would be perfect given the separation inside of the house and just sheer size.

- Location

- Pool area was nice
- Private and shielded from neighbors
Cons:
- Room layout was not good upstairs
- Would need significant renovation including removing of walls
- Separate guesthouse was a converted garage.
- 4 bedrooms all downstairs
Final Thoughts:
Overall, probably the house we liked the least. It was very chopped up inside on the main level. Kitchen was small and you’d need to remove walls to make it an open floorplan. Pool area was nice, but lacked an outdoor kitchen, so would need to put in one of those. Master bedroom and 3 others were on lower level. Guesthouse was a converted garage with an old shipping container bolted on. The neighborhood itself seemed nice and the house was surrounded by park land. Compared to others we’ve seen, seemed very over priced for what it was and for the location.
